How renting through us works

    A viewing with a person

    Somebody who has been inside the property shows you round, seven days a week. We do not do key-collection viewings and we do not do block viewings.

  2. 2

    One application fee

    Forty dollars, once, per household rather than per person, and it is refunded if we cannot process your application within five working days.

  3. 3

    Deposit to a scheme

    Held by a named third-party scheme, not by us and not by the landlord. The scheme is on every tenancy agreement and on the fee schedule page.

  4. 4

    Repairs, in hours

    Twenty-four hours for anything affecting water, power or security; five working days for everything else. Both are measured and published quarterly.

Application, replacement key, late rent, and early surrender. Nothing else, ever, for any reason.

This industry’s reputation comes from fees that appear after a tenant has committed: inventory fees, renewal fees, reference fees, check-out fees, administration. We charge four things, all listed with their amounts, and if a fee is not on that list we cannot charge it and will not. It has cost us landlords who wanted a more profitable agent, and we have kept the tenants.

The team

Sandra Whyte Principal Founded the agency in 2013 after eleven years at a firm that did both sales and lettings badly.
Raymond Clarke Lettings Does the viewings, and has been inside every property before showing anybody round it.
Nadine Forbes Property management Repairs and contractors. The reason the twenty-four-hour figure is ninety-four per cent and not sixty.

  1. What fees will I be charged as a tenant?

    Four, and no others: application at forty dollars per household, replacement key at fifteen, late rent at twenty after ten days, and early surrender at one month. If a charge is not on that list we cannot make it.
  2. Who holds my deposit?

    A named third-party scheme, not us and not the landlord. The scheme is named on the tenancy agreement and on the fee schedule page, and it decides any dispute rather than we do.
  3. How quickly are repairs done?

    Twenty-four hours to respond to anything affecting water, power or security; five working days for everything else. We publish the actual figures every quarter, including the two we missed.
  4. Is the application fee refundable?

    If we cannot process your application within five working days, yes, in full. It is charged per household rather than per person, which most agencies do the other way round.
  5. Do I hear about properties early?

    Registered tenants are told two days before a property is listed publicly. That is the only advantage we can honestly offer and it is worth registering for.
  6. What do you charge landlords?

    Eight per cent of rent collected, no set-up fee and no renewal commission. We will also tell you what your property will actually let for, which is sometimes unwelcome.
  7. Do you do sales?

    No, and we will not. An agency whose bonus depends on sales instructions treats lettings as a lead source, and every tenant can feel it.
